personnel and Sandia Lab employees who are savvy real estate shoppers ask me to look for homes for them in the Ladera Heights section of town, anticipating prices comparatively lower than those close to their offices but only an easy 10 - 20 minutes commute to work by way of I-40 from Coors or Unser Boulevard.
The intersection at I-40 and Coors, one of the two major north south arteries, Unser being the second, is almost squarely at the center of the Ladera community. Ladera Heights is tucked in against the Petroglyph National Monument on the northern border; Coors is on the eastern boundary; and the Southwest Multiple Listing places the westernmost boundary just west of Paseo del Volcan. The southern border is just south of Arenal.
Ladera Heights is a community that is mixed with older (built in the 70's) and newer homes developments. The recent favorable real estate market that, in Albuquerque, lasted through the third quarter of 2007 gave rise to a rapid increase in new home construction and boosted the population in the area. Similarly, commercial ventures have escalated along the Coors corridor with many new openings as many Eastside business owners recognize opportunities for expansion on the Westside. The recently completed I-40 interchange at Coors Boulevard opened up a major artery to the west and vastly improved the commute time across the Rio Grande.
Living in Ladera Heights means quick access to nearby trails to the bosque and the Petroglyph National Monument; to golfing at the Ladera Golf Course; to the Open Space Visitor's Center, the Unser Racing Museum on Montano; restaurants, physical fitness clubs, Ladera Heights Little League and an ever increasing number of other businesses and services in the area.

Other Albuquerque Westside Communities
This is an area of suburban feel and encompasses many neighborhoods including Alban Hills - Las Terrazas - Rancho Sereno - Richland Hills - Riverview Estates and Santa Fe Village. It offers a wide selection styles, and price ranges in both new homes, new subdivisions and quality resale homes.
A newer Westside mater-planned community sprinkled with many neighborhood parks. The schools in the area are newer also with Volcano Vista High School Albuquerque's newest high school opened in 2007. Hillerman Middle School and Antigua Elementary both open in 2009. There is a great community center with basketball & tennis courts, a swimming pool and a 6.6 million dollar community park under construction.
Paradise Hills both the old and the new. there are older and more mature homes located around the golf course in subdivisions like Paradise Hills Country Club Estates and Rio Vista. And then there are the newer subdivisions like paradise ridge, Paradise Greens Paradise Meadows and then Executive Estates at Paradise Hills and the Knolls.
